Running a pub can be a rewarding but a challenging experience, especially when you’re navigating customer expectations, and business costs. However, by working closely with Joule’s, you gain the backing of a brewery that genuinely cares about its pubs and tenants, offering a range of practical support that can make a significant difference in your business performance.

We pride ourselves on building a strong working relationship with our tenants, ensuring open communication and support. This collaborative partnership fosters a positive environment where you don’t feel like you’re running the business alone. Instead, you have a trusted partner who is invested in your success.

We look at each of our pubs individually and tailor support and investment suited the pub, tenant and offer. Here are a few ways working with Joule’s helps offer security;

Personalised Support Tailored to You and Your Pub

One of the key benefits of partnering with Joule’s is our personalised approach. Each pub is treated uniquely, with tailored support and investment based on the specific needs of the tenant, the pub, and customers.

Joule’s understands that no two pubs are the same. Whether your pub focuses on being a cosy community hub or a bustling food destination, Joule’s works closely with you to identify what can make your pub thrive. This personal approach means you’re not just another number—you’re part of the Joule’s family.

Marketing Support to Help Grow Your Customer Base

Joule’s Brewery recognises that effective marketing is essential for maintaining a thriving pub. We provide regular promotions throughout our estate, including exciting initiatives such as T Shirt promotion, beer promotions, and seasonal events. These promotions are created to attract more customers, helping to maintain a lively atmosphere and increase foot traffic.

By aligning your pub with these marketing efforts, you gain access to a broader audience, benefiting from a marketing push across all Joule’s pubs. This creates synergy, helping individual pubs tap into a shared customer base while maintaining their own identity.

Additionally, as a tenant we offer an annual Brewery Tour, where you and your customers can spend the evening out at the brewery. The tour allows everyone to engage with the heart of the business, creating a deeper understanding of the beers and creating a strong sense of community.

Training and Business Advice to Keep You Ahead

As a pub tenant, you have access to valuable training and business advice from the team at Joule’s. This can be a game changer for your pubs long-term success. Whether you’re a seasoned publican or new to the business.

You will have dedicated support from your Brand Operations Manager, they are hands-on, paying monthly visits to check in on how you and your business are progressing. During these visits, they take the time to understand your pubs challenges, successes, and areas for potential growth. This kind of regular check-in is invaluable for keeping your business on track and identifying new opportunities for development.

Security and Stability Through the Landlord and Tenant Act 1954

Joule’s Brewery offers tenancies protected under the Landlord and Tenant Act 1954, providing you with the right to renew your tenancy at the end of your term, as long as terms of agreement are met. This gives you peace of mind and long term security, knowing that you have a stable base of operations with a clearly defined legal structure.

Joule’s tenancy agreements come with fixed terms—a 1 year (Darwin Agreement) or our standard 5 year agreement. This provides predictability and allows you to plan ahead with confidence, knowing you won’t face sudden changes in your tenancy conditions. Rent is only reviewed at the end of the agreement, and are linked to the Retail Price Index (RPI) annually, giving you predictable costs and more control over your business’s financial future.

Operational Independence with Support

As our pub tenant, you enjoy operational control within the framework provided by Joule’s. While you are tied on draught beer, tenants are free from tie when it comes to wines, spirits, minerals, and food. This gives you the freedom to shape your offering in a way that best fits your customer base and maximises your pubs potential. You can decide on the food menu, drinks selection (beyond draught beer), and even events or entertainment to cater to your customers.

This balance between operational independence and brewery support means you have the best of both worlds: the freedom to run your business day-to-day and the backing of a trusted partner who is there when you need them.
