What is a Pub Tenancy?

A pub tenancy allows you to rent a pub from Joule’s Brewery, giving you the autonomy to run your own business. You’ll be responsible for everything from hiring staff and ordering stock to paying bills and ensuring excellent service. While Joule’s provides the premises and framework, the success of the pub is entirely in your hands.

Agreement Options at Joule’s

Joule’s offers two types of tenancy agreements, allowing you to choose the option that best suits your experience and goals:

The Darwin Agreement (One-Year Tenancy)

Perfect for those new to the industry or stepping up from a General Manager role, the Darwin Agreement is a one-year tenancy designed to help you gain valuable experience with support tailored to your needs. It’s an ideal stepping stone, giving you the chance to build confidence and skills before committing to a longer-term agreement.

 

The Five-Year Tenancy

For those with pub management experience, Joule’s offers a five-year tenancy agreement. This option provides the stability and time to truly grow and develop the pub, with the potential for long-term success. At the end of the agreement, a business review will be conducted with the aim of renewing the contract.

Notice Period

If you decide to leave, the tenancy agreement requires a four-month notice period.

Tied Draught Beer Agreement

As part of the Joule’s tenancy, you’ll enter a fully tied draught beer agreement, meaning all draught beer must be purchased from Joule’s or our partner, Molson Coors. However, you’ll have freedom of choice when it comes to wines, spirits, soft drinks, and food, giving you the flexibility to shape other parts of your offering.

Costs to Consider

Before taking on a tenancy, it’s important to be aware of the initial costs involved, which can vary depending on the pub. These may include:

  • Security deposits
  • Inventory purchases
  • First stock orders
  • Miscellaneous setup costs

Joule’s understands that starting a business can be financially demanding, so we may offer assistance, such as builders on security deposits or inventory loans, to help ease the transition.

Your Responsibilities

Once you’re running the pub, all business responsibilities rest with you. These include:

  • Hiring and managing staff
  • Covering all bills, including utilities and council tax
  • Managing day-to-day operations
  • Ensuring health and safety compliance
  • Adhering to the Tied Draught Beer Agreement
  • Taking on certain maintenance responsibilities
